Fire safety information for residents
Those with responsibility for multi-occupied residential premises must provide written fire safety information to residents that covers a number of specific areas. Use our template document to meet the requirements.
The duty to inform residents
The duty is set out within the Fire Safety (England) Regulations 2022 (FSER). Regulation 9 FSER requires that “responsible persons” of most multi-occupied residential buildings provide residents with fire safety instructions.
Note. The FSER apply in England only and the types of building covered include all those with two or more sets of domestic premises and which have common parts. The responsible person for a residential premises is the organisation or individual who owns the non-domestic parts or who has control over the premises.
The instructions must: (1) explain the evacuation strategy for the building; (2) describe how to report a fire; and (3) summarise the fire procedure. Further to this, regulation 10 FSER requires information about the importance of fire doors to be passed to residents.
Once you’ve tailored the instructions they should be displayed in communal areas and shared directly with residents. To meet the regulatory requirements they’ll need to be delivered to each flat when a new tenant moves in, whenever the information is updated and, in any case, annually.
